Strata 10-Year Maintenance Plan
What is a 10-Year Maintenance Plan?
10-Year Plans are so much more than just a sinking fund…
ABBC Building Inspectors are an authority in the industry for inspecting strata developments and the producing accurate, informative maintenance plans, replacement plans and description of Common property all in one document. Watch our videos to see if your strata actually needs a 10-Year Plan and to see what to look for when reviewing quotations for your 10-Year Plan.
Why do you Need a Strata Inspection?
10 Year Strata Maintenance Plans are a requirement for designated Strata Companies and are recommended for all Strata Companies. ABBC Building Inspectors has been conducting maintenance inspections for 6 years now, even before there were changes to legislation making them a requirement. We are highly experienced at conducting inspections for Owners that are looking to maintain and improve their asset, wanting clean and enjoyable places to live for them or their tenants and who don’t want any nasty, expensive surprises in the future. Our reports map out the financial future for the development to iron out the need for ‘special levies’, and provide a clear plan of what to do this year, what to next year and so on for the next 10 years.
We go over and above others in highlighting a range of Common Property items not covered in the Act, as well as looking at
- Security issues
- Safety issues
- Design changes to save money
- Obvious changes to improve the value of the property
We take a common-sense approach to maintenance issues, endeavouring to make your administration of the plan easy and fair to all.
After our report is issued, we can also help with issuing ‘Scope of Work’ to get the work done and help with approving the workmanship of the Contractors doing the work. Our inspector will be available to help you – who else knows the most about your property?
Why Choose ABBC Building Inspectors?
ABBC Building Inspectors are some of the most experienced building inspectors in Perth. Many of our building inspectors in Perth have been in the field for more than 15 years on their own. This experience in the local area has given us a knack for detecting deviations from the local building standards and codes.
While there are no formal, government required qualifications to perform prepurchase building inspections in Perth, we believe this situation is wrong. In accordance, it is standard that all of our building inspectors maintain current builders’ registration. This provides our customers with a high level of knowledge and experience in construction in Western Australia
ABBC Building Inspectors hold all relevant insurances, including professional indemnity insurance, public liability insurance and workers compensation insurance. This means that in the unlikely event that our inspector were to get injured on the job, or get something wrong in their identifying of a problem, ABBC can be relied upon to help you be protected from the consequences.
Simple, Clear Reports
We adhere to and exceed all of the current Western Australian and Australian reporting standards - but that doesn’t mean our prepurchase building reports are filled with confusing jargon and technicalities. Our reports are presented to you in clear English that anybody could understand to help you avoid misunderstanding all the technical jargon.
Going Above and Beyond (Reporting Standards)
Our building reports meet all of the required standards set by the Australian standard for building reports. But, our reports also go above and beyond this by meeting and, in some cases, exceeding the optional standards set down by InspectWA. A higher standard of report means better value for you! Our inspection Agreements provide much more clarity as to what our reports cover.
